In 2014, the S4B partnership entered into a contract with Manchester City Council to deliver a 25-year private finance initiative (PFI) project in Brunswick, Manchester.

The £106m Brunswick Regeneration PFI project brings together government funding, private investment and expertise to revitalise Brunswick. Improvements include refurbishing council homes, building new homes for sale and rent, and improving the neighbourhood’s design.

To secure the funding needed, the Council created a successful partnership with experts in development, housing and finance; blending private investment with not-for-profit values.

S4B is a partnership comprising of four organisations: Onward Homes who provides housing management services, Mears is responsible for repairs, refurbishment work and gas services, and Vistry oversees building, construction, and infrastructure delivery. Equitix provides overall management of the S4B contract on behalf of Manchester City Council under the Brunswick PFI until January 2039. Manchester City Council remains the landlord under the contract.

S4B manages homes of different tenures in Brunswick. These include approximately 740 homes rented to tenants, 115 leaseholders in flats or maisonettes, and 280 owners of new-build homes who pay an annual ground rent.
