Tenant Property Alterations

We understand that people like to make alterations and improvements to their home, that fall outside the planned works we fund, however we need to ensure that these improvements don’t cause problems in the future, therefore you MUST get written permission from us before starting any work.

Examples of the work you will need permission for include:

decorating the outside of your home
altering the structure of your home, including removing inside walls
changing or adding fixtures to the property, including in the bathroom or kitchen or installation of CCTV cameras
building of any structures such as garages, sheds, carports, patios or pigeon lofts
laying a drive or changing gates or making a car parking space
altering gas, electricity or water services and equipment (including water meters)
changing the land levels within the boundaries of your home
putting up or removing fences, hedges or other boundary markers
fitting extra plug sockets
satellite dish
installation of an electric vehicle charging point

You do not need permission for a smart meter.

We will not usually refuse to give you permission to carry out alterations or improvements, unless the work makes it harder for us to maintain the property, adversely affect your neighbours or make your property unsafe.

We will refuse work to:

structural changes that do not meet building regulations
installing pet-flaps in fire doors or doors which lead into shared areas
installation of laminate flooring in flats above ground floor level
dividing bedrooms into multiple rooms or creating new rooms
anything that makes the property more vulnerable to fire

When we give permission we may set certain conditions, which you must keep to when you carry out the work. If you start work without our permission, you may have to put the property back into its original condition. If you do not, we may do the work which you will need to pay for.

It is your responsibility to ensure that you have read an understood the terms of your tenancy.
You are also responsible for checking any permissions that may be required such as building consent, planning or conservation requirements.
You are responsible for ensure you obtain any consents required from the bank or building society
You have informed your insurance company
If permission is granted you must not cause damage to the structure of the building, or depreciation in the value of the property or building or hinder the management or maintenance of the building.
The work must be carried out by competent qualified and, where required, registered tradesperson.
The work must be of acceptable standard that meets building and health and safety regulations (or for windows, comply with the FENSA standard).
If the work you are doing will require the erection of scaffolding or access to communal spaces or any areas that are owned by us, you will ensure that you make good any damage done as a result of this work.
You will ensure that your contractors work in a respectful and courteous way, no work is carried out before 8am or after 6pm, any rubbish or waste including chemical or controlled waste is disposed of safely and in line with current legislation or guidance.
You must not start or instruct any work until you have our written permission to proceed
If permission is granted you must confirm that the work has been done and provide all necessary certificates and documentation within 3 months of being asked otherwise you will have to reapply for permission
Carrying out work that is not permitted under the tenancy could lead to legal action being taken against you.
