Planned Works
Major building and construction work which was carried out throughout the first ten years of the PFI project in Brunswick is complete. The next phase will be planned improvement work, focusing on maintaining the work already completed both to a good standard functionally, and keeping it aesthetically pleasing.
Improvement works already completed includes:
- Fence painting
- Roof replacement
- Internal painting of communal areas in block
- External painting at high rise
- Electrical rewiring work
Here are some photographs of the recently completed communal area paint works. We are currently in the process of collating feedback from customers who have had communal area works carried out in their block, the results of which will be published in the newsletter, on the website and directly to those customers who have had work carried out.
S4B also completed as part of the Brunswick PFI, boundary paintwork to Skerry Close, Hursthead Walk and Helmshore Walk. This forms part of our planned programme of
boundary paintwork which is ongoing across the neighbourhood and will ensure boundary treatments are maintained to a good standard of repair and decoration.
Maisonette blocks are due to benefit from further refurbishment works in the coming years, including new windows with rear doors, roofs and other external works and redecoration. S4B are currently undertaking a range of independent surveys in order to plan this work and we are also reviewing the timing of the programme across all maisonette blocks to ensure disruption is kept to a minimum and provides for value for money.
Due to the nature of the works, it is necessary for specialist condition reports and design review to be undertaken, which will take place between now and the end of the year.
Planned works for this year include:
- CCTV Lockton Court
- Shed replacement
- Litcham Close refurbishment including re-roof, new windows and external decoration
- Houses re-roofs for those roofs at the end of life
- CCTV Lamport Court
- Further boundary works
A detailed programme is being finalised for the next five years. Planned works from 2026 to 2031 include:
- Silkin Court re-roof and rewiring work
- Rewiring work will also be carried out at Lamport Court, Lockton Court, Merrow Walk, Litcham Close, Mancroft Close, Lockton Close and Hurstead Walk,
- Merrow Walk Refurbishment including re-roof, new windows and external improvement including decoration
- Hursthead Walk refurbishment including re-roof, new windows and external improvement including decoration
- Helmshore Walk refurbishment including re-roof, new windows and external improvement including decoration
- Lockton Close refurbishment including re-roof, new windows and external improvement including decoration
There will be open-day drop-in sessions arranged for each block, along with detailed communications about the improvements provided to customers throughout the process.

We will also provide regular updates via the all-customer newsletter. Leaseholders will also receive information bespoke to them, in addition to the all-customer communications.
