Project Overview

S4B is the consortium set up in 2014 to deliver the 25-year £106m PFI project transformation of the Brunswick neighbourhood. The S4B consortium is made up of four specialist organisations. North West housing association Onward Homes, repairs and maintenance specialist Mears, construction firm Vistry Partnerships and led by independent financial investor Equitix.
Since 2014, it’s been an exciting time for the Brunswick community who have seen lots of change. As part of the improvements S4B has built new homes for sale and for rent, new road, shops and an extra care housing scheme – as well as refurbishing existing homes and carrying out environmental improvements in the area.
The regeneration has brought major investment to transform Brunswick, including:
- Improvements to more than 650 council homes – including new modern kitchens and bathrooms, external works and improved energy efficiency
- Creating 300 new high-quality family homes for sale and 200 for council rent with a variety of desirable designs and property types
- New extra-care 60-apartment development for people over the age of 50, complete with day care centre with community facilities
- Improving the layout of the neighbourhood through removing or gating existing alleyways, with new and existing houses facing onto open streets with natural surveillance, and introducing a new green boulevard diagonally through the estate, well-kept streets and safe open spaces
- Providing a new hub with new shopping and community facilities including a neighbourhood office.
- Significantly increasing the number of car parking spaces within individual properties from 67% (current parking provision) to 95%.
- Improving the green and recreational areas within the neighbourhood through landscaping the park and planting more trees, providing new higher quality play areas and new sports pitches, and introducing new city allotments and an orchard.
Some houses needed to be demolished to be able to greatly improve the layout of the neighbourhood including gating alleyways and providing an open and green routes for all residents and visitors. The area has quite simply been completely transformed. Download a copy of the S4B masterplan.
S4B continues to provide housing management, including leasehold properties, along with managing neighbourhood services on behalf of Manchester City Council. .
